Careful opening-up revealed extensive decay affecting the historic timber frame. The full extent of deterioration could only be established after later coverings and loose material had been removed.

Severe localised decay was discovered where principal timbers connected. Repairs had to retain as much sound historic material as possible while restoring adequate support and structural continuity.

The completed elevation retained the character and appearance of the exposed timber frame. New work was carefully integrated with the surviving historic fabric using compatible repair methods and materials.

The loft retained historic timbers, traditional plaster and, in some areas, traces of the original painted finish.

The historic roof structure remained in generally good condition, with some modern replacement timbers and a later steel-sheet roof covering.

Although the deterioration appeared severe, the reinforced-concrete frame remained repairable. The twisted steel reinforcement improved its bond with the surrounding concrete and provided additional tensile strength.

Inappropriate render had been applied to the building and was failing. Further repairs required its careful removal and replacement with a compatible material.
